Seoul One-room Monthly Rent, Gangnam District at Highest Price of 920,000 Won

The Gangnam District recorded the highest monthly rent in the one-room market of Seoul.

According to data released on the 25th by the real estate platform Dabang, as of last month, the monthly rent for one-room apartments with a dedicated area of 33㎡ or less in Gangnam District was reported to be 920,000 won. This is approximately 1.37 times higher than the average monthly rent in Seoul, which is 670,000 won.

Looking at the overall one-room market in Seoul, the average monthly rent for one-room apartments with a dedicated area of 33㎡ or less, based on a deposit of 10 million won, was recorded at 670,000 won last month. This is a decrease of 50,000 won (6.9%) compared to the previous month.

Additionally, the average jeonse deposit was reported to be 215.28 million won, showing a decline of 3.12 million won (1.4%) from the previous month.

Current Status of One-room Monthly Rent and Jeonse Deposits by District

Following Gangnam District, the district with the second-highest monthly rent is Seongdong District at 900,000 won (1.34 times the Seoul average).

Next is Gangseo District at 790,000 won (1.18 times), Seocho District at 760,000 won (1.14 times), Yongsan District at 750,000 won (1.13 times), Mapo District at 720,000 won (1.07 times), Gwangjin District at 680,000 won (1.02 times), and Yeongdeungpo District at 670,000 won (1.01 times).

In the jeonse market, Seocho District recorded the highest deposit for six consecutive months. The jeonse deposit for one-room apartments with a dedicated area of 33㎡ or less in Seocho District was reported at 272.55 million won, which is 57.27 million won higher than the average in Seoul and accounts for 127% of the average market price in Seoul.

Following Seocho District, Gangnam District ranked second at 260.69 million won (1.21 times the average), followed by Yongsan District at 243.16 million won (1.13 times), Seongdong District at 232.49 million won (1.08 times), Gwangjin District at 228.19 million won (1.06 times), Yeongdeungpo District at 223.89 million won (1.04 times), Jung District at 221.74 million won (1.03 times), and Gangdong District at 217.43 million won (1.01 times), all showing higher jeonse deposits than the average in Seoul.
